February 2021 Recap

We typically see a slow down in real estate sales in the winter months, in 2021, demand remains high.
Here’s a look at what happened in Tahoe Sierra MLS in February 2021
- Sales volume of single-family homes remained flat over January (71 homes sold both months), however median price increased by 32%.
- Looking at year over year, sales volume in the same area increased 29% compared to February 2020, and median price increased 82% year over year.
- In Incline Village & Crystal Bay, sales volume increased 35% over January and median price increased 9%.
- Sales volume increased 155% over the same time last year, and median price increased 99% year over year.
Keep in mind that median price is different from appreciation / depreciation. So, while the changes in median price may seem large, when a market decelerates or accelerates quickly (e.g. 2009; 2020) median price moves much more quickly than appreciation/depreciation.
